A stately brown shingle on one of the neighborhood’s most beloved streets, where tree canopies frame the block and the vibe is pure joy. Step onto the generous front porch and into a home that seamlessly blends architectural integrity with light-filled comfort. Inside, original wainscoting—some painted, some preserved—adds texture and charm, while tall windows bring in leafy views from every angle.

The grand entry with built-in bench opens to an expansive living room with box beam ceilings, rich woodwork, and leaded glass windows that frame the treetops. Just beyond, a formal dining room glows with its original built-ins, perfect for memorable gatherings. The updated eat-in kitchen features quartzite counters, generous cabinetry, and seamless flow to the backyard—where you’ll find a garden retreat with lemon trees, lawn, and a dedicated space to dine under the stars. Whether entertaining or unwinding, this yard offers room to breathe and grow. Upstairs, discover 4+ bedrooms and a top-floor rumpus room ideal for play, work, or retreat. With hardwood floors throughout, two fireplaces, and vintage details at every turn, this home balances timeless charm with everyday livability.

Close to schools and College Avenue—walk, roll, or ride and enjoy the neighborly magic.

Where Memories Root and Joy Grows!

To the new owners of 2945 Magnolia,

In our family's mind, it does not take much for us to make a house a home - and yet, this house, with all of its charm, made it easy to turn it into one.

Hang some art on that wall, sing around the piano at the top of your lungs, be a bit late for an appointment because you were catching up with a neighbor, trip over the children as they zoom up the stairs to play while balancing a Thanksgiving dish prepared and served with love. These are concrete elements that make a home, and 2945 Magnolia's walls are poised and eager to contain them.

We created so many memories in this home. To list them would be a disservice to those we forgot to include. We walked our children to John Muir Elementary daily, we swung the jump rope on the street for our daughter, we watched our son gain his independence by walking to College Ave. with his friends (to buy ice cream, naturally), and we were so happy to be the new family on the block for the time that we lived on Magnolia. As lovers of antiquity and the quirky Berkeley craftsman style, and consumers of Bay Area history, we were happy to add our own memories to an already-overflowing home (just ask the neighbors who've been around for 30+ years, their minds are still sharp as tacks).

If you - like us - can walk into this house and feel those memories beginning to take root, don't question it - you are home. On behalf of my family, I wish you so much happiness here,Sarah

Neighborhood

The Claremont neighborhood straddles the Berkeley and Oakland borders and features lush landscaping, curving streets that hug the canyon hills, and open space. Homes on the leafy side streets provide old-fashioned Berkeley elegance, with turn-of-the-century brown shingles, revivals, prairie-, custom contemporary-, and Tudor-styled structures offering residents a place to call home within the landscaped confines.
The landmark of this area is the majestic Claremont Hotel Club & Spa, a vast Victorian edifice perched on 22 acres in the hills. Three outdoor pools, 10 tennis courts, a full-service spa, a fitness club, and three onsite restaurants deliver stunning views, and the resort has become popular with generations of locals as a luxurious getaway.
Elmwood's shopping district on College Avenue in Berkeley offers old-fashioned shops, access to the Rockridge Bay Area Rapid Transit (BART), grocery stores, bookshops, and flower stands. Restaurants, a movies theater, and a bakery are all a short walk away.
The Claremont Canyon Regional Preserve is 208 acres of open space managed by the East Bay Regional Park District and more than 200 acres outside of the canyon owned by the University of California, Berkeley. Garber Park, a 13-acre oak-and-bay-tree woodland south of Claremont Avenue, is owned by the city of Oakland. Trails reward ambitious hikers with panoramic views of San Francisco Bay.
